2025-2026 Rates Based on New Property Valuations

Goulburn Mulwaree Council advises that the rates for the 2025-26 financial year will be determined based on the new property valuation, with a base date of 1 July 2024. Residents should have received their updated valuation notices in the mail over the past 2-3 weeks.
As with any year when a new valuation base is applied, there will be variations in general rates. The change in rates will depend on how each property's value has changed compared to the overall average increase.
If your property value increased by less than the average, your rate increase will be lower than the 4.2% cap, and in some cases, rates may even decrease. Conversely, if your property value rose more significantly, your rates may increase by more than 10%.
In total, 4,591 properties will see a decrease in their rates, while 3,000 properties will experience an increase of less than 3%. Approximately 7,000 properties will see an increase between 5% and 10%, with 1,160 properties experiencing a rate rise of 10% or more.
